What is actually different about a flat

  • The lease may have something to say. Many leases restrict alterations, including changing a boiler position, altering pipework, or anything affecting the external appearance of the building. Some require the freeholder’s consent for work of that kind. It is worth checking before designing anything, because finding out afterwards is expensive.
  • Flue routing is limited. In a house, a flue can usually go through an external wall or up through a roof. In a flat, the available external wall may be shared, overlooked, or on an elevation the freeholder controls. That can decide which boiler you can have, not just where it goes.
  • Communal risers and shared services. Water and sometimes heating may come through communal risers serving several flats. Work on those is not yours to arrange, and a fault in them is a management company issue rather than a plumbing job you should be paying for.
  • Isolation affects your neighbours. Turning off a supply may not be something you can do without notice, and in some buildings access to the isolation point is controlled.
  • Access, genuinely. Parking, key fobs, concierge hours and lift availability all affect how a job runs. Tell us at the point of booking rather than when we arrive, especially for anything urgent.
  • Escape of water is the big risk. In a house a leak damages your floor. In a flat it damages the flat below, and that becomes an insurance matter between two households. It is the single strongest argument for dealing with a slow drip promptly rather than watching it.
