The leaks that cost people the most money are almost never the ones they can see. A dripping tap is annoying and wastes water, but it announces itself and it gets fixed. The expensive leak is the one weeping quietly under a bath, into a wall cavity, or through a floor screed, doing damage for months before anyone notices a damp patch or a bill that has crept up.

We trace and repair leaks across Milton Keynes and the surrounding towns, in homes, rental properties and commercial buildings. The tracing part is usually the skilled bit. Three kinds of leak, and why it matters which you have

Before anything else, work out which system is leaking, because the diagnosis and the urgency are completely different.

Mains pressure leaks

Anything on the cold supply, from the stopcock through to your taps and appliances. These are under constant pressure, so they get worse and they do not stop when you stop using water. If you close your internal stopcock and the leak slows or stops, it is on the mains side.

Heating system leaks

Radiators, valves, the boiler itself, and the pipework connecting them. The tell is boiler pressure that keeps falling. A sealed system holds a fixed volume of water. If you are topping up the filling loop every couple of weeks, that water is going somewhere, and closing the stopcock will not stop it because the system holds its own water separately.

The other tell is corrosion. Heating water is not fresh water. It is old, oxygen-depleted, often black with magnetite. A stain from a heating leak is usually dark and rusty rather than clean and pale.

Waste and drainage leaks

Under baths, showers, sinks and toilets, and behind soil pipes. Not under pressure, so they only leak while the appliance is in use, which makes them harder to catch. A ceiling stain that appears after someone showers and dries out by evening is almost always a waste or seal failure rather than a supply pipe.

How to tell if you have a hidden leak

The meter test

This takes an hour and costs nothing.

    Turn off every tap and appliance in the building, including the washing machine, dishwasher and any outside tap. Do not flush anything.

    Read the water meter and write down the exact figure including the small red dials.

  3. 3

    Wait 45 minutes to an hour with no water used at all.

    Read it again.

If the reading has moved, you have a leak on the supply somewhere between the meter and your taps.

To narrow it further, repeat the test with your internal stopcock closed. If the meter still moves, the leak is on the buried supply pipe between the boundary and the building. If it stops, the leak is inside.

Signs in the fabric of the building

  • A patch of flooring that is warmer than the rest, which points to a heating pipe or hot supply under it
  • Skirting boards or laminate lifting or cupping in one specific area
  • A musty smell in a cupboard or a specific room that does not shift
  • Blown plaster or a tide mark low on a wall
  • Grass or a driveway area that stays green or damp in dry weather, which points to the external supply pipe
  • Boiler pressure dropping steadily with no visible cause
  • A water bill that has risen with no change in how much you use

What we actually find in Milton Keynes properties

Hard water is doing quiet damage everywhere

The water here is very hard. Milton Keynes averages around 300 mg/l of calcium carbonate through Anglian Water’s supply, and MK8 measures roughly 317 against a national average of 207. Above 200 is hard. Above 300 is the level that leaves visible scale on a kettle element in weeks.

Scale does not cause leaks directly, but it creates the conditions for them:

  • Compression fittings that have scaled up do not reseat properly when disturbed, so a fitting that was fine for twenty years starts weeping after a nearby job
  • Isolating valves seize open, so a small repair becomes a whole-property shutdown
  • Shower and tap cartridges wear and start weeping internally, often into the wall rather than out of the spout
  • Scale in a cylinder or immersion causes local overheating, and heat cycling stresses the joints around it

Pipework varies by when the estate was built

Milton Keynes was designated in 1967 and built outwards in phases, and each phase brings its own recurring failure.

1970s estates such as Beanhill, Coffee Hall, Netherfield, Fishermead, Conniburrow and Bradville. Original copper, often small bore, frequently altered several times over. The failures cluster at old soldered joints that have been heated and reheated during previous work, and at compression fittings buried in places nobody should have buried them.

1980s and 1990s areas including Furzton, Emerson Valley, Shenley Brook End and Loughton. This is where plastic push-fit starts appearing, sometimes alongside copper. Push-fit is perfectly good pipework when installed correctly. The failures we find come from pipe that was not cut square, not deburred, not fully inserted to the depth mark, or fitted without an insert. Those joints can hold for years and then let go.

Newer estates such as Brooklands, Whitehouse, Fairfields, Oakgrove, Tattenhoe Park and Glebe Farm. Underfloor heating in screed on the ground floor is common. A leak in a buried underfloor circuit is the one job where proper tracing genuinely pays for itself, because the alternative is lifting screed on guesswork.

Older property outside the grid in Stony Stratford, Newport Pagnell, Olney and the Victorian terraces in Wolverton. Mixed pipework, solid floors, lead in a small number of cases, and runs installed before anyone thought about future access.

How we find a leak without taking the building apart

Isolation and elimination first

Cheapest and most effective. We close things off in a logical order and watch what happens: stopcock, then individual isolating valves, then heating circuits, then the filling loop. This alone identifies a large share of leaks, and it costs nothing but time.

Acoustic detection

Pressurised water escaping through a small hole makes a distinctive noise. Acoustic equipment picks that up through floors and walls, and it works particularly well for buried supply pipes and mains leaks. It is far less useful on gravity waste, because waste leaks are not under pressure.

Thermal imaging

Useful for heating leaks and hot water leaks, especially underfloor heating in screed, because a hot leak warms a patch of floor in a pattern the camera reads. Thermal imaging finds temperature differences, not water, so it needs interpreting alongside everything else rather than being treated as a photograph of the problem.

Pressure testing

We isolate a section, pressurise it and watch a gauge. This is how you prove a section is sound or confirm which circuit is losing water, and it is how you check the repair afterwards rather than hoping.

Tracer dye and moisture meters

Dye for waste and drainage, moisture meters for mapping the wet area in a wall or floor so you know where it is worst rather than where it is most visible.

Repair or replace

Once a leak is found, there is a judgement call and it should be an honest one.

Repairing a single joint is right when

the pipework is otherwise sound, the failure has an identifiable cause, and access is reasonable.

Replacing a section or re-routing is right when

the same run has failed more than once, the pipe is corroded along its length, it is buried somewhere that would be expensive to open again, or the failed section is old lead or heavily pitted copper.

Re-routing rather than repairing in place is often cheaper overall on a buried pipe. Running a new plastic supply through an accessible route can cost less than excavating to reach the old one, and it leaves you with something you can actually get to next time.

Before you call: a short checklist

  • Run the meter test above and note the result
  • Repeat it with the stopcock closed, to separate internal from external
  • Photograph the boiler pressure gauge and note whether it is dropping
  • Note when the damp appears: constantly, only when a shower runs, only when heating is on
  • Photograph the stain and the surrounding area
  • Check the meter reading against your last bill
  • Look outside for damp patches or unusually green grass over the supply route
  • Find your stopcock and check it closes

Every one of those makes the visit shorter, which makes it cheaper.

Insurance: worth checking before we start

Most UK buildings insurance policies include something called trace and access cover. It typically pays for the cost of finding the leak and getting to it, plus making good the damage caused by the search, for example lifting and reinstating flooring. What it usually does not cover is the repair to the pipe itself, and it will not cover damage from a leak you knew about and left.

The practical point is that it is worth reading your policy before work begins rather than after, and worth asking us for an itemised invoice that separates detection from repair. Cover limits and terms vary by policy, so check yours rather than assuming.

Frequently asked questions

How do I know if the leak is mine or Anglian Water’s?

Responsibility usually splits at your boundary stop tap. The communication pipe from the main to the boundary is the water company’s. The supply pipe from the boundary into your building is yours. If water is surfacing in the pavement or road, report it to Anglian Water before paying anyone.

My boiler pressure keeps dropping but I cannot see any water. Where is it going?

Three usual places. The pressure relief valve, which discharges to a small pipe outside and may be dripping unnoticed. A buried pipe under a floor. Or a slow weep at a radiator valve that is evaporating before it pools. Topping the system up repeatedly hides the problem and introduces fresh oxygenated water each time, which accelerates corrosion inside the system.

Will you need to lift my floor?

Sometimes, but the point of tracing properly is to lift the smallest area possible in the right place. We locate first and open second. If we do need to lift flooring we discuss it with you and price it before doing it.

Can you find a leak in underfloor heating?

Yes. Buried underfloor circuits are traced with a combination of circuit isolation, pressure testing each loop at the manifold, and thermal imaging. Isolating loop by loop at the manifold narrows it down before anything else happens.

Is a slow drip really worth fixing now?

Yes, for two reasons. A slow leak into a floor or wall causes rot and damaged plaster that cost far more than the plumbing repair. And a leak that has been left is the kind insurers decline, because it was not addressed promptly.

Do you repair leaks on lead pipes?

Lead supply pipes are still found in some older properties around Stony Stratford, Wolverton and Newport Pagnell. We would normally recommend replacing a lead section rather than patching it, for water quality reasons as much as reliability.
