Milton Keynes and Twenty Miles Around
Response times vary honestly with distance. Within Milton Keynes we are usually the quickest option you have, particularly on the western side where we are based. At the edges of our range, seventeen miles out to Bedford, Dunstable or Brackley, we are good for booked work and we will tell you plainly what we can do for anything urgent rather than promise a time we might not make.

Towns, Districts and Villages
All 81 places we cover, grouped by part of the city rather than alphabetically, because that is how people think about where they live. Not sure whether we reach you? Ask. If you are outside our range or a closer firm would serve you better, we will say so.

South west
1990s family housing through to the newest estates in the city.
North west
The Victorian railway towns and the grid squares built around them.

Flats, leases and the first-phase grid squares either side of the centre.

New build, heat networks and the oldest village in the city, a few hundred metres apart.
South east
Late 1980s estates around the lake, plus the commercial side of Caldecotte.

The water is hard
Milton Keynes and the surrounding area has genuinely hard water, averaging around 300 mg/l of calcium carbonate through Anglian Water against a UK average of 207, and the figure varies by supply zone. It is the single biggest cause of the plumbing failures we attend: seized shower cartridges, scaled combi heat exchangers, and immersion elements failing early. Our hard water guide explains what genuinely helps.
