Hard Water in Milton Keynes: What It Is and What It Costs You

Why the water here is hard

Hardness is dissolved calcium and magnesium. Water picks it up passing through chalk and limestone, which is why the south and east of England run hard and the north and west run soft. It is a geological accident rather than anything to do with treatment quality.

Nothing about it is a fault, and no water company is going to change it. It is a fixed condition of living here, which is why it is worth designing around rather than fighting.

What it damages, roughly in order of expense

Combi boiler heat exchangers

The most expensive thing on this list and the one people notice last.

A combi heats your hot water on demand through a plate heat exchanger. Scale forms on it, the passages narrow, and flow drops. The symptom is distinctive and it confuses people every time: the heating works perfectly, the radiators are hot, but the hot tap runs hot, then cools, then comes back hot. Because the heating is fine, nobody suspects the boiler.

Caught early it is a clean or a replacement exchanger. Left long enough it takes the boiler with it.

Worth knowing: the heating circuit itself is largely protected, because a sealed system holds the same water indefinitely rather than drawing fresh hard water in. That is only true if the system is not being topped up regularly. A system with a slow leak that gets topped up monthly is being fed fresh hard water every month, and it scales accordingly.

Immersion elements and cylinder coils

Anywhere water is held at temperature, scale forms on the hot surface. On an immersion heater it builds on the element, the element overheats under its own insulation layer, and it fails. On a cylinder, scale on the coil means the water takes longer to heat and never quite gets there.

Shower valve cartridges

The most common hard water failure we attend in this area. Thermostatic cartridges have fine internal passages and moving parts, both of which scale. The valve gets stiff, then jams, then either will not shut off or will not deliver cold.

Practical consequence when you are buying: choose a brand with readily available replacement cartridges rather than the cheapest valve on the shelf. In Milton Keynes you will be replacing it at some point, and a valve whose parts are no longer made means taking tiles off.

Taps, aerators and small orifices

Aerators block, spray heads clog unevenly, and anything with fine outlets suffers. Rainfall shower heads and body jets are the worst offenders because they have the most small holes. Most of this is cleanable rather than terminal, but it needs doing.

Washing machines, dishwashers and kettles

No. This gets asked often enough to be worth answering plainly.

Hard water is safe to drink. The dissolved calcium and magnesium are minerals your body uses, and some studies have associated hard water areas with slightly lower rates of certain conditions, though the evidence is not strong enough to make claims about. Many people prefer the taste to soft water.

The problems with hard water are mechanical and cosmetic, not medical. It damages equipment, it makes cleaning harder, and it irritates some people’s skin. That is the honest extent of it.

What actually helps

Ion exchange water softeners: these work

A softener passes water through a resin bed that swaps calcium and magnesium ions for sodium ions. The water leaving it is genuinely soft, and the effect is comprehensive: no new scale anywhere downstream, less detergent needed, no marking on screens and taps, and noticeably different feel to the water when washing.

This is the only method that removes hardness rather than modifying its behaviour. The trade-offs are real and worth knowing:

  • It needs a physical location, a drain connection and usually a power supply
  • It needs salt topping up, block or tablet, on a regular cycle
  • Softened water has a slightly higher sodium content, so standard practice is to leave one tap unsoftened, normally the kitchen cold, for drinking and cooking. That matters particularly for anyone on a low sodium diet and for making up infant formula.
  • Some people dislike how soft water feels when washing, describing it as slippery. This is a genuine preference issue and worth trying before committing if you can.

In-line scale reducers: worth fitting, more limited

These sit on the cold feed to a boiler and dose a small amount of food-grade polyphosphate into the water. They do not remove hardness. What they do is interfere with scale sticking to hot surfaces, which meaningfully protects the appliance downstream.

They are small, inexpensive, and standard practice on boiler installations in this area. Several manufacturers require one in hard water areas for the warranty to stand. The cartridge type needs replacing periodically, and a scale reducer nobody has serviced since 2019 has stopped doing anything.

Fit one on every new boiler here. It protects the expensive component. It will not stop your shower screen marking.

Magnetic and electronic conditioners: be sceptical

These claim to alter scale behaviour using magnetic fields or electrical pulses, without changing water chemistry. The independent evidence for them is weak and inconsistent, and results in real installations vary enormously.

We are not going to tell you they never do anything. We are going to tell you the evidence is not strong, and that if you are spending money on this problem, ion exchange and polyphosphate dosing are the two approaches with a clear mechanism behind them. Judge the marketing accordingly.

Temperature settings

Free, and under-used. Scale forms faster the hotter the water gets. Running a combi’s domestic hot water at maximum accelerates scaling for no practical benefit, since you then mix it with cold at the tap anyway. Setting it sensibly is one of the few things on this list that costs nothing.

One exception

Do not reduce a stored hot water temperature on your own judgement

On a stored hot water cylinder, the balance is different. Storage temperature needs to stay high enough to control legionella bacteria, so this is not a setting to reduce on your own judgement. Ask whoever services it.

A hard water maintenance calendar

Monthly

  • Descale the kettle
  • Wipe and dry the shower screen after use, or keep a squeegee in there

Every six months

  • Unscrew and clean tap aerators
  • Soak the shower head, or clean the outlet nozzles
  • Check the shower valve still turns smoothly through its range

Annually

  • Boiler service, and ask specifically about the plate heat exchanger if you have a combi and the hot water fluctuates
  • Replace the scale reducer cartridge if yours has one
  • Check dishwasher and washing machine filters

Every few years

  • If you have an unvented cylinder or an immersion, have the element and coil condition checked
  • Reassess whether a softener is worth it, particularly if you are about to spend money on a new bathroom

Less than people assume, because a sealed system reuses the same water rather than drawing fresh in. The exception is a system that gets topped up regularly, which is effectively being fed hard water on a schedule. If you are topping up your boiler pressure often, find the leak.
