You get three quotes for a boiler. They come back hundreds of pounds apart. Everyone tells you to get three quotes and nobody tells you how to compare them.

Here is what actually accounts for the difference, which is almost never the boiler itself.

Based in Two Mile Ash, around fifteen minutes away. Gas Safe registered, registration number 981362.

What separates a cheap quote from an expensive one

  • A system flush, or not. Fitting a new boiler onto a system full of magnetite is how warranties get refused and new heat exchangers get blocked. Whether a flush is included, and whether it was decided by testing the water or by guessing, is a real difference in price and a real difference in outcome.
  • A magnetic filter, or not. Most manufacturers now require one for the warranty to stand. It is not an optional extra.
  • A scale reducer, or not. In water this hard, several manufacturers require one on the cold feed. Cheap to fit, expensive to omit.
  • The Boiler Plus measure. A new combi installation in England must include one additional efficiency measure, usually a qualifying smart thermostat or weather compensation. If one quote includes it and another does not, they are not quoting the same job.
  • Radiator sizing. If the system is being designed for a 55°C flow temperature, some radiators may need to be larger. A quote that ignores this is cheaper today and disappointing in January.
  • Making good. Who fills the holes, who takes the old boiler away, who reinstates the cupboard.

Questions worth asking all three

  • Is this a fixed price or an estimate, and what specifically would change it?
  • What boiler size, and what heat loss figure is it based on?
  • Is a flush included, and how was that decided?
  • Does it include a magnetic filter and a scale reducer?
  • Which Boiler Plus measure is included?
  • How long is the manufacturer warranty and who registers it?
  • Will I get a Building Regulations Compliance Certificate?
  • What is your Gas Safe registration number?
  • Are you insured, and for how much?
  • What are the payment terms?

Two red flags

  • A price given over the phone without seeing the property. Nobody can size a boiler or assess a flue without looking. A phone price is a starting number that goes up.
  • A large deposit demanded up front. A materials deposit is normal for a big job. Paying the full amount before work starts is not, and it removes your only leverage if something goes wrong.

And one thing that is not a red flag

The most expensive quote is not automatically the honest one. Work out what each includes and compare like with like. Sometimes the middle quote is the complete one and the dearest is simply dear.

See boiler installation for what a proper survey establishes before a price is given.

The housing in Blakelands

Largely 1980s, in the north of the city near Newport Pagnell. Second and third generation boilers, gravity hot water in many properties where converting to an unvented cylinder transforms the showers, and systems old enough that the water condition is worth testing.

Hard water

Same Anglian Water supply as the rest of Milton Keynes, around 300 mg/l of calcium carbonate against a UK average of 207. It is the reason a scale reducer belongs in every boiler quote here. See our hard water guide.

Questions

Frequently asked questions

Why are my three quotes so far apart?

Almost always because they include different things. Flush, filter, scale reducer, controls and radiator work are where the money is, not the boiler.

Should I always take the cheapest?

Work out what it left out first. If it is genuinely the same job for less, take it.

Is a deposit normal?

For a large job, a materials deposit is reasonable. Paying in full before work starts is not.

Can you quote over the phone?

We can give you a realistic range from a photo and a description. A fixed price needs a survey, because flue routing, gas supply and system condition all affect it.

Do you cover Giffard Park and Tongwell?

Yes, along with Downs Barn, Great Linford, Willen Park and Newport Pagnell.
