Power flushing is one of the most oversold services in the heating trade. It is also, on the right system, one of the most useful. Both of those things are true at once, which is why this page spends as much time on when you do not need one as on when you do.

The short version: if your radiators are cold at the bottom, your system needs cleaning. If someone has recommended a power flush without testing your system water, ask them what they based that on.

What sludge actually is

The black water that comes out of a radiator is magnetite, an iron oxide formed as steel radiators corrode internally. Every heating system produces some. The rate depends on how much oxygen gets into the water, how good the inhibitor level is, and how often the system has been drained or topped up.

Magnetite is magnetic and abrasive. It settles in the bottom of radiators, collects in low points in the pipework, blocks the narrow passages in heat exchangers, and grinds away at pump bearings. Left long enough it will take out a pump, a boiler heat exchanger, or both.

There is usually a cause worth finding. A system producing sludge rapidly is usually a system that is being topped up regularly, which means it has a leak, which means fresh oxygenated water is being introduced on a schedule. Flushing that system without fixing the leak buys you a few years and no more.

Do you actually need one?

Signs you probably do

  • Radiators cold at the bottom, hot at the top, across several radiators
  • Black or very dark water when you bleed a radiator
  • Radiators that need bleeding repeatedly
  • A noisy pump, or a pump that has already been replaced once
  • Boiler kettling, a rumbling or boiling noise
  • Some radiators never getting hot regardless of valve position
  • A magnetic filter that fills up quickly between services
  • The system has never been flushed and is over fifteen years old

Signs you probably do not

  • One radiator cold and the rest fine. That is usually a valve, not the system
  • Radiator cold at the top only. That is air. Bleed it
  • The system water tests clean and inhibitor levels are adequate
  • The system is recent, has a filter, and has been maintained

How we decide

We test the system water rather than guessing. That means looking at what comes out, checking inhibitor concentration, and checking what has collected in the magnetic filter if one is fitted. If the water is clean, we will tell you so and we will not flush it.

An engineer who recommends a power flush without testing has not established that you need one. That is worth asking about, from us as much as from anyone else.

Power flush, chemical flush, or just a filter?

A magnetic filter

catches magnetite circulating in the system and holds it, so it can be cleaned out at each service. It is preventive, not corrective. It will not clean a system that is already heavily silted, but every system should have one.

A chemical flush

involves circulating a cleaning chemical through the system at normal pump pressure for a period, then draining and refilling. Less disruptive, less expensive, and adequate for moderate contamination.

A power flush

uses a dedicated pumping unit connected to the system, moving water at high velocity, with flow reversal, and working through radiators individually. It shifts material that a chemical flush cannot. It takes most of a day.

The right answer is whichever matches the state of your system, and the honest position is that a chemical flush plus a filter deals with a lot of systems that get sold a power flush.

Microbore needs care

A lot of the 1970s and 1980s housing here is plumbed in microbore, typically 8mm or 10mm copper. It silts far more readily than 15mm pipe, so it is often exactly the pipework that needs cleaning. It is also the pipework most easily damaged by aggressive flushing.

Microbore needs a considered approach rather than maximum pressure. Sometimes a badly blocked microbore leg is better replaced than flushed. We will say so if that is the case rather than spending a day failing to clear it.

Beanhill, Coffee Hall, Netherfield, Fishermead, Conniburrow and Bradville are where this comes up most often.

Hard water and kettling

Milton Keynes averages around 300 mg/l of calcium carbonate through Anglian Water, with MK8 at roughly 317 against a UK average of 207. A sealed heating system is largely protected from this, because it recirculates the same water. The exception is a system topped up regularly, which is receiving fresh hard water each time.

Kettling in a boiler on a system that gets topped up monthly is usually scale and sludge together. Flushing helps. Finding the leak helps more.

The honest warning about old systems

This matters and not everyone will tell you.

Flushing an old system can reveal leaks. Not cause them, reveal them. Corroded radiators sometimes hold together because the corrosion products are plugging the pinholes. Move that material and a weeping seam can appear. The same is true of old valve glands that have not been disturbed in twenty years.

This is not a reason to avoid flushing a system that needs it. It is a reason to know it is possible before starting, and a reason to be wary of anyone who quotes a power flush on a forty year old system without mentioning it. We will tell you where we think the risk sits before you commit, and if we think the honest answer is that some radiators are near end of life anyway, we will say that too.

Keeping it clean afterwards

A flush is a reset, not a permanent fix. What keeps a system clean:

  • A magnetic filter, cleaned at every annual service. Ask what came out of it, because that tells you how the system is doing
  • Inhibitor checked and topped up annually, not assumed
  • Fix pressure loss rather than topping up. Every top-up introduces oxygenated water
  • Do not drain the system unnecessarily
  • Bleed radiators once a year rather than repeatedly through the season, and if one needs bleeding often, find out why

Frequently asked questions

How long does a power flush take?

Usually most of a working day for a standard house. Longer for larger systems or heavily contaminated ones.

Will it fix my cold radiators?

If they are cold at the bottom because of sludge, yes. If one radiator is cold and the rest are fine, that is usually a valve and a flush will not fix it. This is why testing first matters.

Do I need one before a new boiler?

You need the system clean. Whether that requires a full power flush or a chemical flush depends on the state of it. Fitting a new boiler onto a sludged system is a common way to void a warranty and block a new heat exchanger, so this is not a corner worth cutting either way.

Can a power flush damage my system?

It can reveal weaknesses in old radiators and valve glands that were being held together by corrosion products. On microbore it needs care rather than pressure. We assess before starting and tell you where the risk sits.

How often should a system be flushed?

There is no fixed interval. A well-maintained system with a filter and correct inhibitor may never need another. A system with a leak that gets topped up regularly will need one again. Condition decides, not the calendar.

Is a magnetic filter enough on its own?

On a clean system, largely yes, and that is exactly what it is for. On a system already full of sludge, no. The filter catches what circulates. It does not lift what has settled.

Yes, and it is often worth doing at a change of tenancy while the property is empty.
