If you live by the lake

  • External and outbuilding pipe runs are more exposed. Anything unheated near water runs colder. Lag it properly rather than nominally.

Worth having sorted in any commercial premises

Three things that are easy to arrange in advance and expensive to sort during a failure:

  • Know where the incoming stop valve is and make sure more than one person on site does. In a unit where nobody knows, a burst runs until someone finds it.
  • Know which isolation serves what. In a multi-occupancy building, turning off the wrong valve affects a neighbour’s business as well as yours.
  • Have the annual gas safety work diarised rather than remembered. Non-domestic gas installations carry their own duties, and a lapsed record is easier to avoid than to explain.

Second and third generation boilers, gravity hot water in many of the older properties where converting to an unvented cylinder is the biggest single improvement available, and systems old enough that the water condition is worth testing rather than assuming.
