What a late 1980s estate looks like now

Consistent build, consistent age, consistent set of issues.

  • Second round of systems. The original boilers went years ago and the replacements fitted in the 2000s are now coming to the end. That means a lot of the work here is second replacement rather than first, and it is a good moment to look at the whole system rather than swapping the appliance again.
  • Gravity or early sealed hot water. Many properties were built with a cylinder and loft tank. Where that is still in place, converting to an unvented cylinder is usually the biggest available improvement, particularly in the larger houses where more than one bathroom is in use.
  • Bathrooms are due. Estates of this age reach the point where original or first-replacement bathrooms are being redone in numbers. The plumbing decisions that constrain a bathroom, the waste route and the water pressure, are worth confirming before anyone buys a suite. We do the plumbing side and work alongside your tiler.   • Extensions and conversions are common, and the usual cause of one end of the house never warming up afterwards. Adding radiators without checking pump capacity and pipe sizing is how that happens.

Caldecotte and the lakeside

Caldecotte Lake sits alongside, and property near it brings the usual water-adjacent considerations: more exposure on external pipe runs, and outbuildings that freeze more readily than the house does.

Worth doing once, in autumn

Close the internal isolating valve on your outside tap, open the tap, and let the external section drain

Shower valve cartridges seize in this water and you will be replacing one, so choose a brand whose cartridges are easy to get.
