Furzton is an early to mid 1980s grid square in the south-west of the city, built around Furzton Lake, which is one of the balancing lakes that manage surface water drainage across Milton Keynes and doubles as one of the better places in the city to walk a dog.

The housing in Furzton

Mixed, which is worth knowing because it changes the answer. Family housing across most of the estate, plus flats and maisonettes in parts, particularly toward the lake.

  • Original heating systems are long gone, and most properties are on their second or third boiler. The interesting cases are the ones that had a like-for-like swap done at some point without the rest of the system being reconsidered, so the boiler is modern and the radiators and pipework are not.
  • Gravity hot water is common. Cylinder in the airing cupboard, tank in the loft, low pressure by design, and a shower that has never been much good. Converting to an unvented cylinder is usually the biggest improvement available to these properties, and where the incoming mains supports it a combi is the alternative.
  • Flats and maisonettes are a different job. Boiler position and flue routing are more constrained, communal areas may be involved, and the lease sometimes has something to say about it. Worth surveying rather than assuming.
  • Microbore pipework appears in some of the earlier property here, typically 8mm or 10mm running from a manifold to each radiator. It silts more readily than 15mm pipe, which is a common reason one radiator stays stubbornly cold while the rest of the system is fine, and it limits capacity if you want to fit a larger radiator.

Frequently asked questions

One radiator never gets hot. Is that a big job?

Usually not. Most often a thermostatic valve with a seized pin, which is inexpensive. In the older parts of Furzton it can also be a silted microbore leg feeding that radiator.

My shower has always been weak. Can that be fixed?

If you have a cylinder and a loft tank, yes. That is a gravity system producing low pressure by design, and converting it is the answer rather than replacing the shower.
