Loughton was here before Milton Keynes was. It is one of the villages the new town was designed around rather than over, and the old lane, the church and the older cottages are still there with 1980s estate housing built up to the edges of them.

Two different sorts of property, a few hundred metres apart, needing different things.

The old village

Older brick and stone property, solid walls, and the plumbing characteristics that go with them.

Solid walls lose considerably more heat than cavity walls, which means larger radiators are needed, and larger again now that Part L requires new heating systems designed for a 55°C flow temperature rather than the 75 to 80°C older systems ran at. In older rooms with limited wall space that is a genuine constraint rather than a detail, and it is worth resolving at design stage. See radiators.

Beyond that: thick walls and chimney breasts constraining where a boiler and flue can go, fixed soil stack positions constraining bathroom layouts, and pipework typically extended over decades rather than replaced, so failures cluster at old remade joints.

The 1980s estate

Conventional family housing, and at the stage where the second generation of boilers is running out and gravity hot water systems are the obvious upgrade.

The recurring job here is the same one across most of this era of Milton Keynes housing: a cylinder in the airing cupboard, a tank in the loft, and a shower that has never been much good because gravity produces low pressure by design. Converting to an unvented cylinder, or a combi where the incoming mains supports it, is the fix.

The other one is extensions. Loughton has had a lot of them, and adding radiators to a system without checking pump capacity and pipe sizing is exactly how the far end of a house ends up cold. See loft conversion and extension plumbing.

Great Holm

Adjacent and slightly later, largely 1980s, and much the same profile as the Loughton estate housing. We cover it as one area.

Hard water

Same Anglian Water supply as the rest of Milton Keynes, around 300 mg/l of calcium carbonate against a UK average of 207.

The one that catches people in older property is the isolating valve. The small screwdriver-slot valves under sinks and behind toilets scale up and stop closing, so when you need one it will not work and a small job becomes a whole-house shutdown. Frequently asked questions

My cottage is cold even with the radiators on. Why?

Almost always undersized radiators. Solid walls lose more heat, and if the system now runs at a lower flow temperature the radiators need to be larger again.

My shower is weak and there is a tank in the loft. Can it be improved?

Yes. That is a gravity system producing low pressure by design. Converting to an unvented cylinder gives mains pressure at every outlet.

We are extending. What should we check first?

Whether the boiler output, pump capacity and pipework can carry the extra load, and whether the system will be rebalanced afterwards. Ask at design stage.

The valve under my sink will not turn off. Is that normal?

Common here, and worth fixing before you need it. Scale seizes them open and you only find out when something fails.
