The four documents

    The Building Regulations Compliance Certificate for the boiler.

    Every gas boiler installation must be notified to Building Control, which a Gas Safe registered engineer does through the Gas Safe Register. You should have received a certificate afterwards. This is the one solicitors ask for.

    Paperwork for an unvented cylinder,

    if you have one. Unvented hot water installation is notifiable work with its own documentation.

    Warranty registration.

    Manufacturer warranties depend on the appliance being registered, usually shortly after installation, and on annual servicing thereafter.

    The servicing record.

    Dated records of each annual service. Without them, a warranty claim is likely to be refused however good the appliance is.

Why each matters, in order of when it bites

  • The servicing record bites first, the moment something fails inside the warranty period. An unserviced boiler has a warranty that exists on paper only, and finding that out during a heat exchanger failure is expensive.
  • The compliance certificate bites at sale. A buyer’s solicitor asks, and a missing one slows a transaction or becomes a price adjustment.
  • The cylinder paperwork bites at both, since it is a warranty condition and a conveyancing question.

If you cannot find them

  • Compliance certificate. If the installation was notified, a copy can often be obtained. If it never was, your solicitor can advise on regularisation through Building Control or on indemnity insurance, which is a legal question rather than a plumbing one.
  • Warranty registration. Manufacturers can usually tell you whether an appliance is registered, given the serial number from the data plate.
  • Servicing record. Cannot be reconstructed retrospectively. What you can do is start one now, and a first service gives you a baseline set of readings to compare against next year.
