Five things to ask before exchange

    Is there a Building Regulations Compliance Certificate for the boiler?

    Every gas boiler installation must be notified to Building Control. If the seller cannot produce the certificate, the work may never have been notified, and that becomes your problem when you sell rather than theirs now. Ask early, because it is a negotiating point and a slow thing to resolve late.

    Is there paperwork for the unvented cylinder

    if the house has one? Unvented hot water installation is notifiable too.

    What is the servicing history?

    A boiler with no service record has a manufacturer warranty that exists on paper only. If the appliance is still in warranty and has never been serviced, that warranty is likely worthless.

    How old is the boiler, honestly?

    The data plate gives you the model, and the model dates it. Fifteen years is a full life. A boiler at twelve is not a crisis and it is a number worth having before you agree a price.

    Which hot water system is it?

    Cylinder plus loft tanks means gravity fed, and the showers will be weak by design. That is fixable, and it is a cost, and it is much better known before exchange than after.

What a survey will not catch

A silently passing toilet cistern. Shows on a water bill and nowhere else. Test it with food colouring in the cistern once you are in.

A system full of magnetite. Radiators cold at the bottom is the sign, and a viewing in July will not show you that.

A slow leak under a floor. The meter test finds it in an hour and no survey does.

Whether the radiators are sized for how the system now has to run. Part L requires new systems designed for a 55°C flow temperature, and radiators sized for the older, higher temperatures will underperform on any replacement system.

Worth doing in your first month

A boiler service, if you cannot establish when the last one was. It gives you a baseline set of readings to compare next year, and on a house of this age it frequently finds something worth knowing. See boiler servicing.
