The annual obligation: a gas safety check on every gas appliance and flue by a Gas Safe registered engineer, the record to existing tenants within 28 days and to new tenants before they move in, records kept two years. No grace period, and it carries criminal exposure rather than just a fine.

Three things worth using:

  • Bring the check forward. You can do it up to two months before expiry without losing your original anniversary date. That is how you move an inconvenient renewal permanently, get ahead of the autumn rush, or align several properties onto a single visit.
  • Book the service at the same time. A gas safety check is not a service. The check confirms the appliance is safe on the day. The service cleans and maintains it and keeps the manufacturer warranty valid. A property can pass a check while running a boiler that will not survive the winter.
