Tongwell is largely commercial rather than residential, and a plumbing problem in a business premises is a different problem from the same fault in a house.

In a house, a failure is inconvenient. In a unit, it can stop you trading, and everything about how the work is arranged follows from that.

Based in Two Mile Ash, around fifteen minutes away. Gas Safe registered, registration number 981362.

What is different about commercial work

  • Downtime is the actual cost. The repair is rarely the expensive part. Tell us at the point of calling if a failure is stopping you operating, because it changes how we prioritise and what we bring with us. We cover out of hours for this reason.
  • Working hours and access. Some units can only take disruptive work outside operating hours. Some need permits, inductions or supervision. Some have restricted access at certain times. All of that is easier agreed at booking than discovered on arrival.
  • Isolation affects other people. In a multi-occupancy building, isolating a supply may affect neighbouring units. Knowing which valve serves what, in advance, prevents an awkward afternoon.
  • Compliance differs from domestic. Non-domestic gas installations carry their own duties. Depending on the building and its use you may also have water hygiene, temperature monitoring or backflow prevention requirements that a house never has. Tell us the premises type and what happens in it, and we will be straight about what we cover and what needs a specialist.
  • Lease responsibilities vary far more than residential ones. Who repairs what in a leased unit is set by the lease, and commercial leases differ considerably. Worth establishing before commissioning work.

Washrooms and staff facilities

The part of commercial plumbing that gets least attention and generates the most complaints.

Employers have duties around suitable and sufficient sanitary and washing facilities, including hot and cold running water. What that means in practice for us is that a broken washroom in a workplace is not a job that can wait a fortnight, and it is worth treating with the same urgency as anything affecting production.

Two things worth knowing:

  • Throughput wears fittings far faster than domestic use. Taps, flush valves and cistern components in a busy workplace washroom have a fraction of the life they would at home. Specifying commercial grade fittings rather than domestic ones costs more once and saves repeated callouts.
  • Water temperature at the tap matters. Stored hot water needs to be hot enough to control legionella, and water reaching a washbasin should not be hot enough to scald. Thermostatic mixing at the outlet is how you get both, and those valves need periodic checking rather than fitting and forgetting.

Worth having sorted before anything fails

Know where the incoming stop valve is

and make sure more than one person on site knows

Label the isolation valves

particularly in a shared building

Diarise the annual gas safety work

rather than remembering it

Have a number for out of hours

that somebody on site actually has

Those four take an afternoon and save the worst version of a bad day.

Hard water in a commercial setting

Same Anglian Water supply as the rest of Milton Keynes, around 300 mg/l of calcium carbonate against a UK average of 207. Throughput is what changes here. A washroom or a kitchen in a busy unit passes far more water than a domestic one, so scale accumulates faster: on water heater elements, in tap and cistern valves, and in anything with a small orifice. Where scale is causing repeated callouts, treating the supply is usually cheaper than repeated repairs. See our hard water guide and water softener installation.
