Tell Us About the Job in Bradville
Tell us about the job in two minutes and we’ll come back to you with a clear, fixed price.
Nobody explains what a heating replacement is actually like to live through. You get a quote and a start date, and then a week where you are not sure what is happening in your own house.
So here is the honest version, which will make it easier to plan around and easier to tell whether the job you are getting is being run properly.
Based in Two Mile Ash, around ten minutes away. Gas Safe registered, registration number 981362.

What actually happens
- Before the day. A survey, not a phone estimate. Someone should measure your mains flow rate, look at the flue route, check the gas supply size, count and assess the radiators, and look at the state of the system water. You should get a fixed price after that, with a clear statement of what would change it.
- Day one, morning. Water and gas isolated, old appliance drained and removed. This is the noisiest and messiest part, and it is when dust sheets and floor protection earn their place. The system water that comes out is black and it stains, which is why draining is done carefully rather than quickly.
- Day one, middle. New pipework where needed, flue fitted, boiler mounted and connected. On a straight swap this is most of the job.
- Day one, end. Filled, pressurised, inhibitor added, magnetic filter fitted, commissioned. Radiators balanced, which means adjusting each one so heat is distributed properly rather than all going to the nearest.
A straightforward like-for-like combi swap is a day
A conversion from a cylinder system, or a boiler relocation, is normally two. A full system with radiators is three to five.
What you should be told, and when
- How long you will be without heating and hot water before the job starts rather than during
- What is happening to the old boiler and packaging since somebody has to take it away
- If a second day is needed that day is discussed in advance rather than announced at five o’clock
- What was found if anything unexpected turns up behind the old appliance, along with what it means and what it costs before it is done
- How the controls work properly, before the engineer leaves
- Where the paperwork is meaning the Building Regulations Compliance Certificate, the benchmark commissioning record and the warranty registration
What to do at your end
Clear access to the boiler and to the radiators. Move anything precious out of the route between the boiler and the front door. Keep pets somewhere else for the day, since doors get left open. And expect the house to be cold for most of a working day, so plan around that rather than being surprised by it.
If anyone in the household is vulnerable to cold, say so at the quote stage. It changes how the job is scheduled.
The housing in Bradville
1970s, in the north of the city, with parts of the estate having seen council regeneration investment. Third generation boilers, decades of magnetite in systems that have frequently never been cleaned, small bore pipework in places, and gravity hot water in many properties where converting to an unvented cylinder is the biggest available improvement.
Hard water
Same Anglian Water supply as the rest of Milton Keynes, around 300 mg/l of calcium carbonate against a UK average of 207. A scale reducer on the cold feed belongs in every boiler installation here. See our hard water guide.
Getting to Bradville
Around ten minutes from Two Mile Ash. Close, so out of hours callouts here are practical.
Frequently asked questions
How long will I be without heating?
For most of a working day on a straight swap. If the job runs to two days we discuss the overnight arrangement with you beforehand.
Will it make a mess?
The drain down is the messy part and the water stains. Floor protection and dust sheets are not optional, and a good job leaves the house as it was found.
What paperwork should I end up with?
A Building Regulations Compliance Certificate, the benchmark commissioning record, and the warranty registered in your name.
What if something unexpected is found?
You should be told what it is, what it means and what it costs before anything is done about it.
Do you cover Stantonbury and New Bradwell?
