We are based in Two Mile Ash. Not “we cover Two Mile Ash”, not “Two Mile Ash is in our service area”. This is where the van starts from.

That has one practical consequence worth stating plainly: response times here are as fast as we manage anywhere in Milton Keynes, and for an emergency that is the whole point. Everything else on this page is detail.

The housing in Two Mile Ash

Two Mile Ash is a late 1970s and 1980s grid square in the west of the city, sitting between Crownhill, Wymbush and Stony Stratford, with a mix of detached, semi-detached and terraced family housing and some later infill.

That build era puts the estate in a specific and quite predictable place:

  • Boilers are on their second or third replacement. The original appliances went long ago, the first replacements are now well past useful life, and a good share of the properties here are due again. If your boiler is over twelve years old, this is a good moment to plan rather than react.
  • Hot water systems are the interesting question. Many properties of this era were built with a cylinder in the airing cupboard and a tank in the loft, which produces low pressure by design and disappointing showers on upper floors. Converting to an unvented cylinder or, where the mains supports it, a combi is usually the single biggest improvement available.
  • Pipework is generally sound but has often been extended for extensions, loft conversions and en-suites without the system capacity being reconsidered. That is why the far end of the house sometimes never warms up.
  • Radiators are frequently undersized for what current regulations expect. Part L now requires new heating systems to be designed for a 55°C flow temperature rather than the 75 to 80°C older systems ran at, which means larger radiators to deliver the same heat. Covered on our radiator page.

MK8 has the hardest water we work in

Milton Keynes averages around 300 mg/l of calcium carbonate through Anglian Water against a UK average of 207, which is very hard by any measure. MK8 measures around 317, which is the highest figure across the city’s postcode districts.

We notice it, because we live in it. The kettle here furs faster than it does at the other end of the city, and so does everything else. In practice that means:

  • Shower valve cartridges seize sooner. Choose a brand whose replacement cartridges are easy to get, because you will be replacing one
  • Combi plate heat exchangers scale, producing hot water that runs hot then cool then hot while the radiators work perfectly
  • Immersion elements fail earlier than the manufacturer’s average figures suggest
  • A scale reducer on the boiler’s cold feed is worth fitting as standard here rather than as an upsell

Questions

Frequently asked questions

Are you really based in Two Mile Ash?

Yes. It is where the business operates from, which is why response times here are the best we offer anywhere.

Why does my kettle fur up so quickly here?

Because MK8 has the hardest water in Milton Keynes, at around 317 mg/l against a UK average of 207. It affects your boiler and shower as well as your kettle.

My shower is weak upstairs. What can be done?

If you have a cylinder in the airing cupboard and a tank in the loft, that is a gravity system and low pressure is by design. Converting to an unvented cylinder gives mains pressure at every outlet.

My boiler is about fifteen years old. Should I replace it?

Probably worth planning for rather than waiting. We will give you a straight view rather than pushing a replacement, and if it has years left we will say so.

Do you do out of hours callouts here?

Yes, and being a few streets away makes that considerably more practical than it is at the edges of our area.
