If you own the house

1990s property is at the point where the original system reaches end of life more or less all at once. Boiler, cylinder and radiators were installed together, so they wear out together.

That is annoying and it is also the opportunity. Replacing them as a designed system rather than one component at a time is how you actually get the efficiency, particularly now that Part L requires new heating systems to be designed for a 55°C flow temperature, which needs radiators sized for it. Swap the boiler alone onto original radiators and the installer ends up turning the flow temperature back up, which loses the saving you paid for. See central heating installation.

The other 1990s question is bathrooms. Where a house has two in genuine simultaneous use, a combi splits the incoming mains flow between them and neither performs. A system boiler with a properly sized unvented cylinder is usually the answer rather than a larger combi.

Your obligations run on a fixed annual cycle: a gas safety check on every gas appliance and flue, the record to tenants within 28 days, records kept two years. No grace period.

Two things worth using:

  • The check can be brought forward up to two months without losing your original anniversary date, which is how you move an awkward renewal or align several properties onto one visit.
  • A gas safety check is not a service. The check confirms safety on the day. The service maintains the appliance and keeps the warranty valid. Booking both on one visit is usually the sensible move, and it means one access arrangement instead of two.

Hard water, and why it hits rentals harder

In a rental nobody has an incentive to descale anything, so scale problems arrive as repair calls rather than being prevented. The two that recur: shower valve cartridges seizing, and combi heat exchangers scaling so the hot water runs hot then cool then hot while the heating works perfectly.
