Westcroft sits at an interesting point in Milton Keynes housing history. Built through the late 1990s and 2000s, it spans the period when the city moved away from cylinders in airing cupboards and toward combis and unvented systems, which means houses a few streets apart can have completely different hot water arrangements.

That matters more than people realise, because almost every plumbing question you might ask has a different answer depending on which one you have. So before anything else, here is how to work out yours.

Based in Two Mile Ash, around fifteen minutes north. Gas Safe registered, registration number 981362.

Which system have you got? Sixty seconds

Look for a cylinder. Usually in an airing cupboard, sometimes in a loft or garage. A tall insulated tank.

No cylinder anywhere, and no tanks in the loft. You have a combi. Hot water is heated on demand, and everything depends on your incoming mains flow rate. Two showers at once means each gets roughly half.

A cylinder, plus one or two tanks in the loft. You have a gravity fed system. Pressure comes from the height between tank and tap, which is why upstairs showers are weak. Low pressure is by design, not a fault.

A cylinder, but no tanks in the loft. You have an unvented cylinder. Mains pressure hot water at every outlet, and it will have safety devices needing an annual check. Most people with one have never had it serviced.

That single answer determines whether your weak shower can be fixed with a pump, whether an en-suite is viable, whether a new bathroom will perform, and what your boiler options are.

What follows from each

  • If you have a combi: performance is capped by the incoming mains. A bigger boiler does not help if the main cannot supply it, and you cannot fit a pump to improve it. Measuring flow rate comes before choosing any shower. See low water pressure.
  • If you are gravity fed: a shower pump is an option, and converting to an unvented cylinder is usually the better one. That is the single biggest improvement available to those houses.
  • If you have an unvented cylinder: you are in good shape for pressure and simultaneous demand. Book the annual service, because the expansion vessel and relief valves need checking and a lot of cylinders here have not been touched since the house was built.

The other Westcroft thing: mixed density

Westcroft has a district centre and a genuine mix of housing, from apartments and terraces through to detached family houses. Apartments bring their own constraints on boiler position, flue routing and sometimes the lease, so those are worth surveying rather than assuming.

Hard water

Same Anglian Water supply as the rest of Milton Keynes, around 300 mg/l of calcium carbonate against a UK average of 207.

Whichever system you have, the hot water side is where scale does its damage: the plate heat exchanger on a combi, the coil and immersion on a cylinder. The classic symptom is hot water that runs hot, then cool, then hot again while the radiators work perfectly. See our hard water guide.

Questions

Frequently asked questions

How do I tell what hot water system I have?

Look for a cylinder and for tanks in the loft. No cylinder means a combi. Cylinder plus loft tanks means gravity. Cylinder with no loft tanks means unvented.

Can I fit a pump to improve my shower?

Only on a gravity fed system. Not on a combi and not on an unvented cylinder.

My hot water goes hot then cold then hot. What is that?

Usually a scaled plate heat exchanger in a combi. Very common in this water, and normally repairable.

My cylinder has never been serviced. Does it need it?

If it is unvented, yes, annually. It carries safety devices that need checking and most warranties require it.

Do you cover Tattenhoe and Kingsmead?

Yes, along with Shenley Brook End, Emerson Valley and Snelshall.
