Tell Us About the Job in Kingsmead
Tell us about the job in two minutes and we’ll come back to you with a clear, fixed price.
At some point every heating system reaches the stage where each repair raises the same question, and it is a question people usually answer badly in both directions. Some spend twelve hundred pounds keeping a boiler going that should have been replaced two winters ago. Others replace a perfectly serviceable appliance because someone told them to.
Here is how we actually work it out.

The five questions
- 1
How old is it?
A domestic boiler has a working life of roughly twelve to fifteen years, sometimes longer with good maintenance. Under ten, repair is usually right. Past fifteen, the conversation changes.
- 2
Are parts still available?
Once a manufacturer stops supplying parts for a model, the next failure is terminal regardless of what this one costs to fix. Worth asking, because it changes the calculation entirely.
- 3
What has it cost you recently?
Two or more repairs in the last couple of years is a pattern rather than bad luck.
- 4
What has actually failed?
A thermostat, a pump or a diverter valve is a component. A heat exchanger is the boiler. Those are different conversations.
- 5
What condition is the rest of the system in?
A new boiler on a system full of magnetite fails early and voids warranties.
If the system needs cleaning and the radiators need resizing anyway, replacing the boiler alone gets you less than you expect.
What we will actually tell you
If a repair is worth doing, we will say so and do it. We would rather service the same boiler for another eight years than sell you one you do not need, and an appliance that has years left is worth more to you working than replaced.
If it is not worth doing, we will tell you that too, with the repair cost alongside the honest view, and you are free to get other quotes on the replacement.
What we will not do is quote a replacement without pricing the repair, or diagnose by swapping parts to see what happens.
The thing people get wrong in the other direction
Replacing a boiler while leaving the rest of the system untouched.
Part L now requires new and fully replaced wet heating systems to be designed for a maximum 55°C flow temperature. Radiators sized for the higher temperatures older systems ran at will underperform at that, so the installer turns the flow temperature back up and the efficiency you paid for disappears.
If you are spending on a new boiler, the radiators and the system water are part of the same decision. See central heating installation and power flushing.
The housing in Kingsmead
Later 1990s and 2000s housing in the south-west of the city. Original systems are now at the age where this question comes up in earnest, and where everything tends to arrive at end of life together rather than one component at a time.
Hard water
Same Anglian Water supply as the rest of Milton Keynes, around 300 mg/l of calcium carbonate against a UK average of 207. A scaled combi heat exchanger produces hot water that runs hot then cool then hot while the radiators work perfectly, and it is frequently repairable rather than terminal. Worth diagnosing before assuming the boiler is finished. See our hard water guide.

Frequently asked questions
Is it worth repairing a fifteen year old boiler?
Sometimes, if the fault is small, parts are available and the rest of the system is sound. Often not. We price the repair and give you a straight view either way.
How do I know if parts are still available?
Ask. Once a manufacturer stops supplying parts for a model, the next failure ends it regardless of this one.
My hot water goes hot then cold then hot.
Usually a scaled plate heat exchanger, which is common here and normally repairable. Not a reason to replace a boiler on its own.
Should I replace the radiators at the same time?
If the system is being designed for a lower flow temperature, some may need to be larger. A heat loss calculation identifies which, and it is usually some rather than all.
Do you cover Westcroft and Tattenhoe?
Yes, along with Tattenhoe Park, Shenley Brook End, Snelshall and Emerson Valley.
