Milton Keynes Village is the actual village of Milton Keynes, the one the city was named after, and it was here for centuries before the new town was drawn around it. Middleton is the modern grid square built alongside.

So this postcode contains some of the oldest housing in the city and some of the newest, a few hundred metres apart, and they could hardly need more different things.

The old village

Genuinely old buildings, some listed, with a conservation area covering the historic core.

  • Solid walls, no cavity. Heat loss is considerably higher than a modern equivalent, so radiators need to be larger. And larger again now that Part L requires new heating systems designed for a maximum 55°C flow temperature rather than the 75 to 80°C older systems ran at. In rooms with limited wall space that is a real design constraint rather than a footnote. See radiators.
  • Flue positions are constrained. On a listed building or in a conservation area, where a boiler flue terminates on a visible elevation is a design decision rather than a free technical choice, and external condensate and discharge pipework gets the same scrutiny. Alterations to a listed building can need consent, which sits with the owner and the council.
  • Pipework has been extended rather than replaced, over a very long time, so failures cluster at joints that have been remade more than once.

The modern housing

Mains pressure throughout, unvented cylinders in many properties, underfloor heating on ground floors in parts. Pipework rarely fails. Controls, actuators and manifolds do, and those are usually inexpensive.

Water, drainage and gas all arrived in these houses decades or centuries after they were built, which means they were routed wherever was possible at the time rather than designed in. Two consequences worth knowing:

  • Runs are in odd places. Under floors, along outside walls, boxed into corners, and occasionally through spaces nobody would choose now. Before drilling into anything, assume there is a pipe in it.
  • Drainage may be older than the road. Some connections in genuinely old village property predate modern records, and where a drain blocks repeatedly a CCTV survey is worth more than another clearance, because it establishes what is actually down there. See blocked drains.

Worth saying when you call. Old village property and modern estate housing need different expectations, different survey time, and in the case of the village, sometimes a conversation about consent before anything else.

Why is my old cottage cold when the radiators are hot?
