The documents a solicitor will ask for

When you sell, the buyer’s solicitor asks for evidence that work done to the property was done properly. On the plumbing and heating side that means:

  • A Building Regulations Compliance Certificate for the boiler. Every gas boiler installation must be notified to Building Control, which a Gas Safe registered engineer does through the Gas Safe Register, and you should have received a certificate afterwards. If you have not got one, the installation may never have been notified, and that becomes your problem at conveyancing rather than the installer’s.
  • Paperwork for an unvented cylinder, if you have one. Unvented hot water installation is notifiable work and should have documentation with it.
  • Gas safety records, if the property has been let at any point.
  • Any warranty documentation, and evidence of the annual servicing those warranties depend on.

If you cannot find it

Common, and not necessarily fatal. Options depend on the situation:

  • If the work was notified, a copy of the certificate can often be obtained
  • If it was never notified, a regularisation route through Building Control may be possible, which your solicitor or building control officer can advise on
  • In some cases the practical answer is indemnity insurance, which is a legal question rather than a plumbing one
