Oxley Park is not new any more, and that is the whole point of this page.

Built through the 2000s as part of the western expansion, the housing here has passed out of developer warranty and into the age where the original equipment starts asking for attention. It is an awkward middle: too new for anyone to think of it as an old house, old enough that the first generation of everything is now fifteen to twenty years in.

Based in Two Mile Ash, around ten minutes north. Gas Safe registered, registration number 981362.

What reaches its age at this point

  • The boiler. Fifteen to twenty years is a full life for a domestic boiler. If yours is original, it is worth having assessed honestly rather than waiting for a January failure. We will tell you if it has years left, and we would rather service the same boiler for another eight years than sell you one you do not need. See boiler servicing.
  • The unvented cylinder, if you have one. Many houses of this era do. They carry safety devices, an expansion vessel and relief valves, that need checking annually, and a very large number have never been serviced since the house was built. A cylinder discharging water to a pipe outside is usually a vessel that has lost its charge, not a fault to ignore. See unvented cylinders.
  • Shower valve cartridges. In this water they have had fifteen years to scale, which is well past their comfortable life. Seizing is the most common single repair we attend across Milton Keynes.
  • The first bathrooms. Estates of this age are reaching the point where original bathrooms get replaced in numbers. The plumbing decisions that constrain a bathroom, the waste route and the mains flow rate, need confirming before anyone buys a suite. See bathroom plumbing.
  • System water. Twenty years of magnetite. Worth testing rather than assuming, and worth a magnetic filter if there is not one, since most manufacturers now require one for a new boiler’s warranty. See power flushing.

The one worth doing now rather than later

If you only book one thing

If your unvented cylinder has never been serviced, that is the job

Not because it is dramatic, but because the annual check exists to confirm the safety devices still work, and fifteen years is a long time to have assumed they do.

It also usually costs less than the repair that follows leaving it.

Hard water

Same Anglian Water supply as the rest of the city, around 300 mg/l of calcium carbonate against a UK average of 207. Very hard.

Fifteen years of it is enough to scale a combi heat exchanger, seize shower cartridges and shorten an immersion element. If you are staying in the house, this is a sensible moment to fit a scale reducer if there is not one, and to price a softener while you are having anything else done. See our hard water guide and water softener installation.

Questions

Frequently asked questions

My house is about eighteen years old. What should I be looking at?

The boiler, the cylinder if you have an unvented one, and the system water. All three reach a decision point at about this age.

Water is dripping from a pipe outside near my cylinder. Is that normal?

No. That is a safety device discharging, usually because the expansion vessel has lost its charge. Worth looking at rather than ignoring.

Is my boiler due for replacement?

Possibly, and possibly not. We will give you an honest assessment rather than pushing a replacement by default.

My shower has gone stiff and hard to turn.

Scaled cartridge, which is the commonest hard water repair in this city. Usually replaceable if the part is still made.

Do you cover Whitehouse and Fairfields?

Yes, along with Grange Farm, Medbourne, Westcroft and Shenley Church End.
